Booking terms & conditions
A few practical details for booking directly with us. We keep things simple and are always happy to help if you need anything.
Booking details
Book with us directly for the best rate: we offer a 10% discount on direct bookings. Or use Airbnb for their service and familiar checkout.
- Minimum stay: 2 nights (maximum 40 nights)
- Up to 2 guests
- Check availability on our calendar, kept in sync with Airbnb
Your request is not a confirmed booking yet, and nothing is charged at this stage. We will get back to you within 24 hours with confirmation and payment details.
Payment details
Rates (minimum 2 nights)
- Weekdays (Sun to Thu): € 170 per night
- Weekends (Fri to Sat): € 192 per night
- Tourist (city) tax: € 6,20 per person per night (mandatory, collected separately)
Discounts
- Direct booking: 10% off accommodation
- Last minute (booked 1 to 14 days before arrival): 15%
- Long stays (7 nights or more): 25%
Discounts apply to accommodation only, not tourist tax. Multiple discounts may apply to the same stay.
How payment works
- Send us a booking request through the calendar on our site
- We confirm availability and send payment details within 24 hours
- Pay to secure your stay. Your reservation is confirmed once we have received payment
Payment methods
- Bank transfer (IBAN): Pay by bank transfer. We send our IBAN and the amount due when we confirm your booking.
- Cash during your stay: Pay the balance in cash when you arrive. We ask for a down payment upfront to secure your reservation.
Cancellation
Plans change, and we understand. Here is how cancellations work for direct bookings:
- Free cancellation within 24 hours of booking
- Full refund if you cancel at least 14 days before check-in
- 50% refund if you cancel between 7 and 14 days before check-in
- No refund if you cancel within 7 days of check-in
- Refunds are processed to the original payment method
Check-in & check-out
- Check-in from 15:00 until 22:00
- Check-out by 11:00
- Maximum 2 guests per stay
Once your booking is confirmed, we will send you arrival instructions. Need to arrive outside these hours, or hoping for a more flexible check-in or check-out? Just get in touch. When there are no other bookings around yours, we are always happy to accommodate.
House rules
A few simple rules help keep our B&B comfortable for everyone, including our neighbours. Thank you for respecting them during your stay.
- No pets
- No parties or events
- No smoking, vaping, or e-cigarettes
- Quiet hours: 23:00 to 07:00
- Maximum 2 guests, no additional visitors
